Tenant Handbook


Building main lobby doors are opened for UNRESTRICTED access 7:00 am to 6:00 pm Monday through Friday (except holidays outlined under Section D.4.). All other entrances are Access Card accessible only.

The Offices at Bedminster are monitored & controlled by a card access system 24 hours a day, 7 days a week. Entry to the buildings before or after normal business hours can only be made by the use of a building access card.

If you have any questions or wish to discuss having an alarm system installed in your office space, please contact the Property Management Office.

Access Cards are used to gain access to the building before and after normal building hours (and on holiday closings). To gain entry, the employee swipes the proximity card in front of a Card Reader, which is located outside of each building entrance.
Requests for access card activation/deactivation must be sent via Angus work order system, e-mail or fax (908-781-1897), to the Property Management Office. (an access card form is located in the forms section of this booklet) It is the tenant's responsibility to determine which employees are authorized for access to the building after-hours. Access Cards will be entered/deleted shortly after the requests are received.
If the tenants access system is not compatible with the building system or if the tenant does not have an access system for their space a separate card is required through the management office. Requests for access cards will be completed within two (2) working days. New tenants requiring building access cards from the management office will be issued one card per employee. If a card is lost there will be a $20.00 charge for the replacement card. If an access card no longer works, it will be replaced at no charge as long as the broken card is turned in to the management office.
It is imperative that you recover access cards from anyone who is no longer in your employment and contact the Property Management office so we can de-activate the access card(s) as soon as possible.

All locks at The Offices at Bedminster are keyed to a building master system. New tenants receive keys free of charge. Requests for replacement of lost keys or additional keys may be made through the Management Office for an additional charge. Also, requests for locksmith work MUST be channeled through the Property Management Office. Maintaining the integrity of our key system becomes imperative in permitting members of the building staff access to all areas in the event of an emergency. For this reason, no locks should be changed or additional locks/bolts added to any door within your suite without prior written approval from the Management Office. If additional lock work for your suite is necessary, prior written consent must be obtained from the Management Office. A key for both security and maintenance must be submitted to the Management Office upon installation of the lockset.

The Offices at Bedminster is officially closed and building access is RESTRICTED to access card holders on the following days:

New Year's Day
Memorial Day
Independence Day
Labor Day
Thanksgiving Day
Day after Thanksgiving Day
Christmas Day

Also, the Friday before or the Monday after if Christmas Day, New Year’s Day or Independence falls on a Saturday or Sunday, respectively.

Cleaning, heating, ventilation, air conditioning and other special services will be available at an additional cost on any of the above holidays or after normal business hours by contacting the Management Office.
